Intelligent 3D Models from Point Cloud Data
Scan-to-BIM is the process of converting 3D laser scan data into intelligent Building Information Models. Unlike raw point clouds, BIM models contain structured, parametric elements — walls, floors, doors, MEP systems — that architects, engineers, and contractors can work with directly in Revit, ArchiCAD, or other BIM software.
Our Brisbane-based Revit specialists extract your point cloud into a fully coordinated BIM model, tailored to the Level of Detail (LOD) your project requires — from conceptual LOD 200 models to highly detailed LOD 500 as-built documentation.
- Native Revit (.rvt) and IFC deliverables
- Clash detection and coordination ready
- Parametric elements with accurate dimensions
- Direct integration with your design workflow
Level of Detail (LOD) Guide
LOD 200 — Conceptual
Generic placeholders with approximate geometry. Suitable for early design and spatial planning.
LOD 300 — Design
Accurate geometry with specific dimensions. Standard for design development and documentation.
LOD 350 — Coordination
Includes MEP connections and structural interfaces. Ideal for clash detection and coordination.
LOD 400 — Fabrication
Fabrication-ready detail with assembly information. Used for construction and manufacturing.
LOD 500 — As-Built
Field-verified, as-built documentation. Complete record of constructed conditions.

When You Need Scan-to-BIM Services
Renovation & Refurbishment Projects
Working on an existing building without reliable drawings? Our as-built BIM models give architects and designers an accurate digital base to work from, eliminating costly site revisits and design clashes.
Design Coordination & Clash Detection
Running Navisworks or BIM coordination workflows? Our LOD 350 models integrate directly with your clash detection process, identifying conflicts between new MEP designs and existing conditions before construction.
Heritage & Conservation Documentation
Heritage buildings require precise documentation for conservation plans and approvals. Our detailed BIM models capture ornate details, irregular geometries, and historical features that standard surveys miss.
Facilities Management & Asset Documentation
Building owners and facility managers need accurate as-built records. Our BIM models serve as the foundation for FM systems, maintenance planning, and future upgrade projects.
MEP Design & Services Coordination
Planning new mechanical, electrical, or plumbing installations? Our models document existing services and available ceiling voids, giving MEP engineers the spatial context they need for clash-free designs.
Council Submissions & DA Documentation
Need accurate existing conditions documentation for development applications? Our BIM models export clean 2D drawings that meet council submission requirements while supporting your 3D design process.
BIM File Formats & Outputs
We deliver in the formats your software requires, with models structured to your BIM execution plan.

Point Cloud
3D BIM Model
Fully coordinated Revit or IFC model with parametric elements, proper families, and organised worksets. Ready for design development and coordination.
2D Documentation
Floor plans, elevations, sections, and RCPs extracted directly from the BIM model. Properly annotated and ready for DA submissions or construction.
Linked Point Cloud
Your original point cloud data linked into the Revit model for verification. Designers can toggle visibility to cross-reference against the BIM geometry.
Scan-to-BIM Questions Answered
What is the difference between a point cloud and a BIM model?
A point cloud is a collection of millions of measured 3D points — accurate but unstructured. A BIM model contains intelligent, parametric objects (walls, doors, beams) that software can recognise and manipulate. Scan-to-BIM is the process of extracting one from the other.
How long does scan-to-BIM modelling take?
Typical turnaround is 5-10 business days for standard commercial spaces, depending on model complexity and LOD requirements. Heritage buildings or highly detailed LOD 500 models may take longer. We confirm timelines during the quote process.
What LOD do I need for my project?
LOD 300 is the most common choice for design and documentation. LOD 350 adds coordination-ready detail for clash detection. LOD 500 provides as-built verification for facilities management. We can advise based on your project requirements.
Can you model existing MEP systems?
Yes, visible MEP elements captured in the point cloud can be modelled — ductwork, exposed piping, cable trays, and equipment. Hidden services inside walls or above solid ceilings are not captured by laser scanning.
Do you work with existing point cloud data?
Absolutely. If you already have E57, RCP, or other point cloud files from another provider, we can model directly from your data. We also offer complete scan-to-BIM packages including capture.
What Revit version do you deliver in?
We deliver in Revit 2023 by default and can provide earlier versions (back to 2020) on request. IFC exports are version-neutral and work with any compliant BIM software.
