Site documentation used to mean a tape measure, a notepad, and a lot of trust that nothing was missed. That approach is quickly being replaced — not because it was careless, but because buildings and sites are complex, and manual measurement simply can’t capture that complexity at scale or with real precision.

Terrestrial laser scanning works by firing out millions of laser points from a fixed position, each one recording a precise 3D coordinate. The result is a point cloud — a dense, measurable 3D replica of the space, accurate to a few millimetres.

Unlike a manual measure-up, a scan captures everything visible in the space at once. Nothing gets missed because nothing was consciously measured — it was captured simultaneously. That point cloud becomes the single source of truth for everything that follows: 2D drawings, 3D BIM models, clash detection, volumetric checks, or simply a detailed visual record of the site at a point in time.

Why Complete Capture Matters

A terrestrial scan gives designers, builders, engineers, and owners a much richer record than a traditional manual survey. Walls, floors, ceilings, structural elements, services, openings, irregular geometry, and existing details can all be captured in one coordinated dataset.

That matters most when the building is older, has been renovated before, or contains details that are difficult to measure by hand. Instead of relying on assumptions or selective measurements, the project team can work from a detailed existing-condition record.

Why This Matters Beyond Accuracy

The shift to scan-based documentation isn’t just about precision for its own sake. It changes how projects actually run:

  • Fewer site revisits — a thorough scan captures far more than a team would think to manually measure, reducing the need to go back

As more projects require fast, defensible, accurate documentation for council approvals, insurance, heritage work, or construction, scan-based capture is becoming the standard rather than the exception.
